Buildings and Deeds

Overview

Buildings and Deeds are the construction and relocation system used to place permanent structures throughout the island in Dinkum. Deeds are obtained from Fletch after their unlock requirements are met, and the island owner or host is the one who requests and places them. Once a deed is requested, it adds to the town debt, which slowly decreases over time or can be paid off faster through the Donation Box. A deed cannot be received while there is outstanding town debt.

Most deeds require the player to place the deed location and provide the necessary building materials, while some early or special deeds need no resources at all. After construction is complete, Fletch can also issue move deeds, which let the player change a building’s location and orientation. Moving a building also adds town debt. Building requirements can be tracked in the Journal by selecting Track Recipe Requirements, which shows only the items still needed and the amount already in inventory.

The system begins with the Base Tent Deed and Tent, then expands into key island services and resident buildings as more NPCs move in. Visiting NPCs first appear through the Visiting Site Deed, where they stay in a temporary tent for one day at a time and rotate unpredictably based on RNG. Their stock is limited while visiting, and befriending them through quests and relationship hearts can unlock their permanent shop deeds.

Common deed progression includes the Town Hall upgrade, which requires five permanent residents, as well as later buildings such as the Bulletin Board, museum, shops, lab, bank, salon, mine, airport, and more. Some structures are unlocked by relationship level, others by spending money with an NPC, and some by town or progression milestones. The Town Hall and many service buildings can also be moved later with their own move deeds.

  • Visiting Site Deed enables temporary NPC visitors.
  • Several business buildings become available only after meeting an NPC’s relationship requirement.
  • Some deeds are instant, while others take overnight or multiple nights to complete.
  • The island owner in multiplayer is the only player who can request and place deeds.
